Basements and Water in the River Valley

Homes on lower ground near the Farmington River and its brooks can see a high water table and wet basements after heavy rain or snowmelt. Jim looks for the signs: staining and efflorescence on foundation walls, sump pumps that run often, damp framing, rusted equipment bases and musty air. He checks the grading, gutters and downspouts that move water away from the house.

Thermal imaging is included with every inspection and helps find moisture behind finished basement walls and ceilings that you cannot see. If there are signs of mold, Jim is IAC2 Certified for mold inspection and can sample the air and surfaces for a laboratory.

Simsbury Water Testing

Parts of Simsbury are on public water, but many homes, particularly in West Simsbury and the outlying parts of town, have a private well. Well water can carry bacteria, nitrates, or naturally occurring arsenic and uranium from bedrock, and none of it can be seen or tasted. On public water, an older home can still have lead from its plumbing, which is why testing is recommended for all pre-1986 homes.

Jim collects the samples, using first-draw sampling for lead, and a certified laboratory runs the analysis. Results come back in a few days, compared to EPA action levels.
