Your Home Inspector From Next Door in Suffield

Jim Angell, CMI® is based in Suffield, right next to Granby, and inspects homes all over town: Granby center, North Granby, West Granby and the back roads in between, plus East Granby. Jim is a Connecticut-licensed home inspector (#HOI.0000991) and an InterNACHI® Certified Master Inspector, and he performs every inspection himself.

Granby is a rural town. You will find older farmhouses, colonials and capes from the middle of the last century, and newer homes on large lots, many of them with basements, a private well and a septic system. Those are the things buyers here ask about most, so Jim pairs a top-to-bottom home inspection with the testing that matters for a country property.

Well water sample being tested

Well Water Testing for Granby Homes

Many Granby homes, especially outside the center, get their water from a private well, and nobody tests that water for you the way a utility tests public water. Wells drilled into bedrock can pick up naturally occurring arsenic or uranium, and bacteria and nitrates can get in from the surface. The only way to know is a lab test.

Jim takes the samples during your inspection and sends them to a certified laboratory. Results come back in a few days and are compared to EPA action levels, so you have them before your inspection contingency runs out.

Radon Testing

Radon is a colorless, odorless radioactive gas, and Connecticut's granite bedrock geology puts many homes at elevated risk. It moves up from the soil into basements and lower levels, so the houses with full basements that are common in Granby are worth testing. Jim is an IAC2 Certified Radon Measurement Technician and uses certified continuous monitors over a 48 to 96 hour test, with results compared to the EPA action level of 4 pCi/L.

Mold testing on a basement wall

Moisture, Mold and Older Houses

Older farmhouses and basements in general are where moisture problems show up: damp foundation walls, efflorescence, musty smells and mold on framing or stored belongings. Thermal imaging is included with every inspection and helps Jim find moisture behind walls and ceilings that you cannot see. If mold is a concern, Jim is IAC2 Certified for mold inspection and can take air and surface samples for a laboratory.

In older homes Jim also looks closely at the things that age: the roof and flashing, chimneys and flues, heating equipment, the electrical service and any wiring added over the years. Read more in Issues to Look For When Buying an Older Home.

Plan for the Septic System Too

A home on a well is usually on septic as well. A septic system evaluation is not part of the home inspection, so build it into your timeline early. Our guide to septic systems in Connecticut explains what to expect. Looking south of Granby as well? See our page on home inspections in Simsbury.

Usually 2.5 to 4 hours, depending on the size, age and location of the home. Outbuildings and added services such as water, radon or mold testing add time.

Yes. A private well is the buyer’s responsibility after closing, and a lab test is the only way to know what is in the water. Testing during the inspection period gives you time to plan for treatment if it is needed.

The digital inspection report, with photos, is delivered the same day as your inspection. Results for water, radon or mold testing follow when that testing is complete.
